TTwelve respects the confidentiality of the information entrusted to us. This Privacy Policy explains what information we collect, how we use it, when we share it, and how we protect it when you visit our websites, register for TTwelve, or use our services.

Information you provide to us
We collect information you provide when you contact us, register for TTwelve, set up your account, or otherwise interact with us.
This may include:

- company or ownership information;
- portfolio and property names;
- property addresses and unit counts;
- property management company and property management software information;
- information submitted through contact, registration, onboarding, or other forms; and
- other information you choose to provide to TTwelve.
Registration information may be saved as you move through the registration process.
Property and operating information
When you use TTwelve, you may provide property reports and other operating or financial information for analysis. Depending on what you send us, this may include financial statements, rent rolls, leasing reports, delinquency and collections information, property-management reports, and other information relating to your properties and their operations.
We use this information to provide the TTwelve service, including analyzing property performance, producing the TTwelve Signal, and maintaining the history necessary to assess changes over time.
Payment information
Payments are processed by a third-party payment processor.
Payment-card details are entered through payment interfaces controlled by our payment processor. TTwelve does not receive or store your full payment-card number or card security code. We may receive and retain information from our payment processor relating to your customer account, subscription, payment status, and transactions as necessary to administer your TTwelve account.
Information collected automatically
When you use our websites and services, our systems and service providers may automatically receive technical information such as your IP address, browser and device information, requested pages, timestamps, and similar information contained in ordinary web and infrastructure logs.
We use a privacy-focused analytics service to understand aggregate website usage. It is designed to provide analytics without the use of traditional tracking cookies.
Some portions of the TTwelve registration and payment experience use third-party services, which may use cookies, browser storage, or similar technologies to provide their services, prevent fraud, maintain security, or enable functionality.
HOW WE USE INFORMATION

- provide, operate, maintain, and improve TTwelve;
- register and administer customer accounts;
- analyze property and operating information and produce TTwelve assessments;
- process subscriptions and payments;

- detect and prevent fraud, abuse, or unauthorized activity;
- understand how our websites and services are used; and

We do not sell personal information or provide customer information to data brokers or advertising networks.

The information entrusted to TTwelve is confidential. We use it to provide and operate TTwelve, not to sell it or monetize it through advertising.
TTwelve is designed to handle sensitive property, financial, and operating information. We use technical and organizational safeguards intended to protect information against unauthorized access, disclosure, alteration, or loss.
Our production systems use controlled access, service-specific permissions, authenticated internal services, and private database infrastructure. Access to customer information is limited according to operational need.
Payment-card information is handled directly by our payment processor and is not stored in TTwelve's database.
No method of transmission, storage, or security can guarantee absolute security, and we cannot guarantee that unauthorized access, loss, or other security incidents will never occur.
DATA RETENTION
We retain information for as long as reasonably necessary to provide and administer TTwelve, maintain appropriate business and financial records, meet our legal and contractual obligations, resolve disputes, enforce agreements, and protect the security and integrity of our services.
We may also retain information as required or permitted by law.
You may contact us to request deletion of personal information, subject to information we need or are permitted to retain for legal, security, accounting, contractual, or legitimate business purposes.
